Partners Group and Peakside JV completes the first building of City Point Targówek for DPD Polska
The JV between Partners Group and Peakside Capital Advisors has completed the construction of the first warehouse facility in City Point Targówek. The 7,000 sqm building is fully leased to DPD Polska and is part of a park which will provide nearly 100,000 sqm of modern and sustainable last-mile logistics space in a prime industrial location in Warsaw.
City Point Targówek is part of a logistics portfolio acquired through a joint venture between Partners Group, a leading global private markets firm, acting on behalf of its clients, and Peakside Capital Advisors, an independent investment management firm specializing in real estate. In addition to the Targówek project, the portfolio includes two urban warehouse parks, Logistics Point Raszyn and Logistics Point Piaseczno.
The first development in City Point Targówek has now reached practical completion. The building was developed on a built-to-suit basis for the leading global courier company DPD Polska. It offers 7,000 sqm of grade A warehouse and office space with leading ESG credentials in Warsaw’s district of Targówek.
"The new facility has been tailored to suit the bespoke requirements of a leading global courier company, DPD Polska. It is the first building, out of six, being redeveloped as part of our City Point Targówek project. The park offers an ideal location for courier companies such as DPD Polska, and other e-commerce and logistics players looking for urban logistics space in a prime industrial location in Warsaw," says Roman Skowroński, Managing Director of Peakside Capital Advisors in Poland.
DPD Polska has installed a state-of-the-art sorting equipment with very high daily efficiency in the newly built facility. The building features 95 docks, including 79 courier docks, 114 parking spaces and bicycle shelters.
“We constantly strive to increase the availability and quality of services provided to our clients - both institutional and individual, which is why we invest in the development and modernization of our logistics infrastructure. The dynamically developing courier services market in the capital and the Masovian Voivodeship makes us set even more ambitious operational goals, which we consistently achieve. One of the manifestations of these activities is the new, ultra-modern DPD WA4 branch in City Point Targówek in Warsaw. Thanks to sustainable solutions and advanced logistics technologies, such as an automatic sorter, it is one of the most efficient and effective facilities of this type in Poland,” - commented Maciej Głowacki, Operations Director, Member of the Management Board of DPD Polska.
The project has been designed with a critical focus on sustainability and the first building is applying for a triple certification: BREEAM, LEED and WELL Health & Safety rating.
The design off the first phase incorporates multiple sustainability features such an energy-efficient building envelope, water-saving sanitary devices, a photovoltaic installation with a capacity of 50 kWp and 20 dual electric car chargers allowing 40 vehicles to be charged simultaneously. The high sustainability objectives translate to 90% of the construction waste being re-used or repurposed, a 65% reduction in drinking water consumption for sanitary purposes, and a 35% reduction in energy consumption.
"We are delighted to reach the completion stage for the first building and to welcome DPD Polska in City Point Targówek. This development demonstrates the JV's capabilities to transform a brownfield site into a highly sustainable park, meeting occupiers needs for the future. To continue the transformational value creation plan, we are about to launch the construction of the second phase, which is already attracting strong demand from occupiers", adds Philippe Dewevre, Member of Management, Head of Private Real Estate Asset Management Europe, at Partners Group.
The second phase, totalling 25,000 sqm will comprise urban logistics modules ranging from 1,000 to 3,000 sqm. In the subsequent stages of the park's re-development, four additional buildings will be constructed, to serve the needs of logistics & e-commerce companies as well as other tenants seeking city logistics or manufacturing and warehouse space.
