Manta returns to Matuszewska with a new lease at City Point Targówek
Peakside Capital Advisors continues to advance the leasing programme at the largest urban logistics park developed within the administrative boundaries of Warsaw. Manta, a rapidly growing manufacturer and distributor of consumer electronics, has joined the tenant roster at City Point Targówek. This is a particularly significant transaction, as Manta returns to Targówek after several years, reaffirming the strategic importance of the location on Warsaw’s logistics map and selecting City Point Targówek as the optimal platform for its further growth.
Manta has leased more than 3,000 sqm of modern space, of which approximately 2,500 sqm will be used for warehouse and service functions, while close to 600 sqm will comprise office and staff facilities. The leased unit is located in the newly developed C1 building, which forms part of the largest logistics park currently being delivered within Warsaw’s city limits.
The new building will provide a total of approximately 17,000 sqm of space, a significant share of which has already been let. The scheme is being developed in line with sustainable development principles and will incorporate a number of solutions with a positive environmental impact. These include climate adaptation measures such as reducing the urban heat island effect through the use of light façades as well as white and green roofs, photovoltaic installations and rainwater harvesting systems for sanitary purposes.
Each unit will offer both dock and ground-level loading access, and the building will be connected to the municipal district heating network. Workplace comfort will be enhanced by roof skylights ensuring natural daylight at a level of 2–12% of the roof area, as well as employee-focused amenities including recreational areas, rest zones and spaces for integration. The development will also feature electric vehicle charging stations and covered bicycle shelters.
“City Point Targówek is being developed as a next-generation urban logistics project. In addition to warehouse functions, it also accommodates production activities as well as innovative and technology-driven solutions. In such a central location, this approach is unique. We are responding to growing demand from last-mile operators by offering urban warehouse modules. This type of space is currently among the most constrained on the market, particularly in locations well connected to central Warsaw. The strong interest in building C1 confirms that tenants are not only looking for warehouse space. Environmental standards, workplace comfort and the ability to tailor the facility to specific business needs are becoming increasingly important. Our goal is to create parks that combine operational efficiency with a level of quality typically associated with modern office developments,” said Olga Wałkiewicz, Leasing Director at Peakside Capital Advisors.
Ultimately, City Point Targówek will offer approximately 100,000 sqm of modern warehouse and production space. The project is being delivered as a brownfield development within an industrial zone and has been designed as a multifunctional urban park meeting the highest environmental and quality standards. Building C1 will aim to achieve top ratings in environmental certification schemes, including BREEAM Outstanding, LEED Platinum and WELL HSR.
The complex is suited both to urban logistics operations and to production or business activities requiring bespoke technical solutions. A key advantage of the project is its urban location, providing convenient access to public transport as well as major arterial routes. As a result, City Point Targówek is one of the largest and most technologically advanced and environmentally sustainable urban logistics parks in Warsaw.
