The new Hall C1 will offer modules starting from as little as 675 sq m, each with dedicated modern office and welfare space. This type of product is highly sought-after and rarely available on the Warsaw market. The scheme will also allow for light industrial use. Hall C1 is being developed on a revitalised site previously subject to demolition and clearance works. In line with the project schedule, construction is due to be completed and the building handed over in the third quarter of 2026.
The facility will provide a total of 17,000 sq m of space, the majority of which has already been pre-let to a leading company operating in the food products sector. Developed in line with sustainable development principles, the building will incorporate a number of unique solutions. These include climate change adaptation measures such as mitigation of the urban heat island effect through light-coloured facade finishes and white and green roofs, photovoltaic installations, and the use of rainwater for sanitary purposes. To enhance energy efficiency, airtightness testing and thermographic surveys will be carried out to ensure optimal building envelope performance and reduced energy demand.
Each module will allow loading via both dock levellers and at-grade drive-in doors. The building will be connected to the municipal district heating network. Improved daylighting will be provided by roof skylights covering approximately 5-12 percent of the roof area. Employee wellbeing will be supported through dedicated recreational areas, including spaces for rest, integration and comfort. Future occupiers will also have access to electric vehicle charging stations and covered bicycle shelters. Hall C1 will seek triple certification under BREEAM, LEED and WELL HSR.
City Point Targówek is a project we are consistently developing as a next-generation urban park - multifunctional, accessible and designed to serve city logistics, light manufacturing and specialist activities alike. Hall C1 fits perfectly into this vision, offering modern and flexible space for businesses that want to operate close to the city and their customers. The small-unit modules we are delivering are currently among the most in-demand and, at the same time, the hardest to secure products in Warsaw. Hall C1 will also stand out for its high operational flexibility and excellent working environment - says Roman Skowroński, Managing Director at Peakside Capital Advisors.
At Depenbrock Polska, we are commencing the delivery of another facility within City Point Targówek - Hall C1, with an area of approximately 17,000 sq m. This is a project requiring a high level of engineering precision, among other reasons due to the advanced infrastructure planned by one of the future tenants, who will operate both a cold store and a freezer at -20°C within the unit. We are currently reinforcing the ground using displacement columns and carrying out preparatory works for the foundations. We are pleased to continue our cooperation with Peakside on a project distinguished by its scale and technical complexity - adds Michal Berus, Site Manager at Depenbrock Polska.
City Point Targówek is the largest logistics park within the administrative boundaries of Warsaw. Upon completion, it will offer 100,000 sq m of modern space under roof. Located on a former industrial site, the park has been designed with multifunctionality in mind, serving traditional urban logistics as well as light manufacturing and specialist operations with non-standard requirements. Its key advantage is its urban location, with convenient access to public transport and major arterial routes.
City Point Targówek forms part of the urban logistics portfolio developed by a joint venture between Partners Group and Peakside Capital Advisors. The investors’ objective is the consistent development of modern, flexible warehouse and production space in strategic urban locations, tailored to the needs of rapidly evolving industries.
