City Point Targówek warehouse with triple certification sets a new benchmark in EU
The first warehouse in the City Point Targówek complex, purpose-built for DPD Polska, has secured BREEAM Excellent and LEED Gold certifications for sustainable construction alongside WELL Health-Safety Rating. This achievement establishes a new benchmark in city logistics, making the development the only warehouse project in the European Union to attain triple certification. By integrating exemplary construction standards, innovative sustainability solutions, and a steadfast commitment to user health and safety, City Point Targówek raises the bar for the sector. The project stands out for its leading-edge environmental technologies and highly efficient natural resource management. All subsequent developments within the complex will also target triple certification.
The first warehouse delivered within the City Point Targówek complex has achieved this full suite of certifications: BREEAM Excellent, LEED Gold, and WELL Health-Safety Rating. According to publicly available data, Building A is currently the only warehouse development in the European Union to hold triple certification. Both LEED and BREEAM are prestigious, internationally recognised certifications that reflect rigorous standards in design and construction, highlighting the integration of advanced sustainable development practices throughout the building process. In addition, WELL Health-Safety Rating demonstrates a commitment to implementing evidence-based measures that prioritise user health and safety, ensuring unparalleled tenant well-being.
Located in Warsaw’s Targówek district, the facility was developed under a bespoke built-to-suit (BTS) model, tailored exclusively for DPD Polska, one of Poland’s leading courier companies. Spanning over 7,000 m², the site features modern warehouse and office spaces. PM Services Poland served as the certification consultant, guiding the project from the initial concept phase through to completion. The general contractor for the first phase of the project was Kajima Poland, with Colliers Asset Services now overseeing property management.
“The industrial real estate sector, as both a major consumer of building materials and a significant source of operational carbon emissions, faces growing demands for sustainable practices in environmental care, resource efficiency, and user well-being. At City Point Targówek, rigorous analyses during the conceptual and pre-design phases played a pivotal role in the project's success, offering economic comfort to investors. City Point Targówek is our flagship development, and we approach each stage with meticulous planning to ensure that every facility we deliver meets the high standards reflected by three industry-recognised certifications,” says Katarzyna Krześniak, ESG Project Manager at Peakside Capital Advisors in Poland.
Sustainability was a guiding principle at every stage of the project. During the demolition of existing properties and new construction process, an impressive 97% of total waste by weight was recycled and/or repurposed. The new facility achieved notable reductions in potable water usage for sanitary purposes, cutting consumption by over 65% in line with BREEAM methodology. Additionally, innovative technologies delivered over 35% in energy cost savings, as measured by LEED standards. The building features a variety of advanced solutions, including energy-efficient building envelope, water-saving sanitary fixtures, a photovoltaic system with a 50kWp capacity and 20 dual charging stations for electric city-delivery vehicles.
Currently under construction within the City Point Targówek complex is Building C2, which will provide over 25,000 m² of space in total. Individual units will range from 1,600 to 4,300 m².
City Point Targówek forms part of a broader logistics portfolio acquired through a joint venture between Partners Group, a leading global private markets investment firm acting on behalf of its clients and Peakside Capital Advisors, a real estate development and fund management company. Beyond the Targówek urban site, the portfolio includes City Point Okęcie and suburban warehouse parks Logistics Point Raszyn and Logistics Point Piaseczno. As part of its value-add strategy, the joint venture aims to further expand its city logistics portfolio through targeted acquisitions of development land as well as existing assets with potential for redevelopment and upgrading.
