Sustainability
Peakside Capital places sustainability at the core of its real estate strategy. Across our portfolio, we implement solutions designed to reduce environmental impact and optimize the use of energy, water, and natural resources. Sustainability principles are integrated throughout the entire lifecycle of our assets, from concept and development to modernization and ongoing asset management.
Our projects are designed and operated in line with leading international sustainability standards, with many of our assets targeting or achieving top-tier green building certifications such as BREEAM and LEED, complemented by WELL HSR. Through a combination of responsible design, modern technologies, and efficient operational management, we aim to deliver buildings that are both environmentally responsible and economically resilient.
ESG Commitment
Peakside Capital is committed to the responsible and sustainable use of resources and to creating and maintaining properties that are operationally efficient and future-ready. We believe that sustainability is not only essential for addressing environmental challenges but also plays a key role in protecting and enhancing long-term asset value.
In 2020, Peakside became a signatory to the United Nations Principles for Responsible Investment (UNPRI), reinforcing our commitment to integrating ESG considerations into our investment and asset management processes. Through our hands-on management approach, established ESG partnerships, and data-driven monitoring of asset performance, we actively implement strategies that support the transition toward more sustainable real estate portfolios.

Environmental
We are committed to the long-term vision. We understand that sustainability is not just a buzzword, but the key to our future. To this end, we are deploying a multitude of innovative solutions to minimise the environmental impact, reduce the carbon footprint, and optimise utility and resource consumption.
Social
Tenants remain at the heart of what we do. We take neglected spaces and transform them into modern, inviting facilities. Our green areas and recreational zones are thoughtfully designed to provide our tenants’ workforce with a refreshing outdoor space to relax and connect. Our commitment extends beyond our developments to the local community.
Governance
A strong emphasis is placed on transparency in our business dealings. We prioritise accountability and integrity in all our relationships. We approach our project with a keen eye on minimising operating costs, making the facilities more efficient and enhancing their overall value.

Photovoltaic Installations
Across selected assets, photovoltaic installations are integrated into building design to generate renewable energy on-site. These systems help reduce reliance on the electricity grid, lower operational energy consumption, and contribute to the decarbonization of building operations.
Mitigation of the Heat Island Effect
Our developments incorporate design strategies aimed at mitigating the urban heat island effect. Measures such as reflective roofing materials, light-colored surfaces, and thoughtfully designed greenery help reduce local temperatures, improve microclimate conditions, and decrease cooling demand.

Rainwater Recovery for Sanitary Use
Rainwater harvesting systems are implemented where feasible to collect and store rainwater for sanitary and operational use. This approach reduces demand for municipal water supplies and supports responsible water management across our assets.

Drought-Resistant Landscaping
Landscape design across our properties prioritizes drought-resistant plant species that require minimal irrigation. This approach improves water efficiency, increases resilience to changing climate conditions, and reduces the environmental footprint of landscaped areas.

Relaxation and Recreation Zones
Many of our properties incorporate green and recreational spaces designed to enhance well-being for tenants and visitors. These areas support outdoor activity, provide opportunities for relaxation, and contribute to a healthier and more balanced working environment.
Native Plantings and Wildflower Meadows
Native plants and wildflower meadows are introduced where possible to strengthen local biodiversity. These solutions support pollinators and wildlife while helping create ecologically balanced landscapes within urban environments.

Green Facades
Green façade solutions are implemented in selected buildings to deliver both environmental and aesthetic benefits. They help reduce heat gain, improve air quality, and create habitats for birds and insects, contributing positively to the surrounding ecosystem.

Insect Hotels
Insect hotels are introduced in landscaped areas to support beneficial insects and strengthen local ecosystems. These installations promote biodiversity and play an important role in pollination and natural pest control.

Electric Vehicle Charging Stations
Electric vehicle charging infrastructure is provided across selected assets to support the transition toward cleaner mobility. These facilities encourage the use of electric vehicles and help reduce transport-related emissions.
Bicycle shelters
Secure and conveniently located bicycle shelters promote sustainable commuting options for tenants and visitors. By supporting cycling infrastructure, our properties encourage low-carbon transportation and healthier mobility choices.

The City Point Targówek DPD building has achieved LEED Gold, BREEAM Excellent, and WELL Health-Safety Rating certifications
BREEAM S&C certificate
BREEAM Shell & Core is an internationally recognized sustainability certification developed by the Building Research Establishment, focusing on the environmental performance of a building’s core structure and technical infrastructure. The assessment covers areas such as energy efficiency, responsible construction practices, materials, transport, land use, and ecological impact.
LEED NC Certificate
LEED New Construction is one of the most widely recognized global certification systems for sustainable building design and construction, developed by the U.S. Green Building Council. It evaluates projects across multiple categories, including energy efficiency, water management, materials, indoor environmental quality, and overall environmental impact throughout the development process.
WELL Health-Safety Rating
The WELL HSR is a certification developed by the International WELL Building Institute that focuses on operational policies and building management practices supporting health and safety. It evaluates measures related to air and water quality, cleaning and hygiene protocols, emergency preparedness, and the overall well-being of building occupants.
Our contribution to sustainable development
"A strong commitment to sustainability is not only essential for the future of our planet, but also creates a competitive advantage in attracting tenants and supports long-term value creation for our properties."
